Getting Prepared for Game Day

Finding commercial space is like preparing for a professional football game.

Here’s How you Have to Think:

How long is the Training Season?  Start your site search and put a game plan together six to nine months before your current lease expires or before you need a new space.

Who Will be the Head Coach? Determine who on your team will be involved with the project.  Which players will play each role?

Where is Your Playing Field?  Think about what type of property appeals to your team.  Do you want a Class A office space with an open environment, or a warehouse with 24’ ceilings?  Write down everything that is needed in the space.  Where should this new location be located?

Who Should you Draft for your Team?  Don’t forget to hire a tenant advocate who can run interference and help you win the game.  By the way, Compass Commercial is available for the draft!

How Big in Your Field?  Get a copy of our needs analysis so you can compute the size of your space.  If it is warehouse space, hire a coach who specializes in design and architecture. We can help you find one!

What are the Costs?  Do you need new furniture or equipment? How much will it cost to move?  Is your current phone or computer system in good enough condition to withstand the move? Do you need to put money in the budget to replace these items?  What is the asking rate for space in this area?  Have no idea? We can assist!

Where can you find Game Plan tools?  If you need an office space needs analysis or a market study, email [email protected]  Provide us your name, company name, and email address.  Let us know if your staff is more than ten people, or less than ten, so we are sure to send you the correct form.

If you need a market study, let us know what type of real estate you would be leasing and where.  This will allow us to send you the right information.

When you are ready to hire your exclusive tenant rep coach call Compass Commercial, ITRA Global at or 248•817•5400, or learn more at www.compass-commercial.com.
