CRE Mistakes: Don’t Fall in Love with a Building while on Tour

When looking for space keep your eyes wide open. Put your phone away while doing a walk-through. If the space is an office building and carpets are stained, don’t expect them to be different when you move in. If ceiling tiles are stained, either the landlord didn’t fix the roof, or they did, and they don’t care that the tiles are stained. If, however, a suite you are considering leasing is messy, I would ask to see finished suites. Perhaps the previous tenant left it in that condition.
